Job Description

  • Lead full operation and performance of all MEP systems including HVAC, Chiller Plant, Electrical Systems, Transformers, Fire Protection, Plumbing, STP, Elevators & Escalators

  • Develop and execute structured Preventive Maintenance (PM) programs

  • Ensure 24/7 engineering readiness to support mall tenants and operations

  • Establish and enhance SOPs for maintenance, troubleshooting, and emergency response

  • Monitor system uptime and proactively mitigate infrastructure risks

  • Develop annual maintenance plans and 3–5 year CAPEX roadmap

  • Conduct building condition assessments and technical audits

  • Oversee renovation, upgrading, and infrastructure enhancement projects

  • Provide technical review and approval for tenant fit-out works

  • Implement asset lifecycle planning to extend equipment lifespan

  • Ensure compliance with building laws, safety standards, and statutory inspections

  • Supervise inspections for elevators, fire systems, and electrical infrastructure

  • Lead emergency preparedness programs including fire drills

  • Drive structured incident reporting and root cause analysis

  • Promote strong safety culture across engineering and contractors

  • Manage contractors and service providers with clear SOW & SLA framework

  • Conduct vendor performance reviews and cost control monitoring

  • Drive energy efficiency initiatives (LED conversion, HVAC optimization)

  • Monitor energy consumption per sqm and improve operational efficiency

  • Support sustainability and ESG initiatives within mall operations

  • Lead and develop engineering team with clear KPIs and accountability

  • Drive performance standards and succession planning

  • Foster proactive, solution-driven culture within operations

 


Job Requirements

 

  • Bachelor’s Degree in Electrical / Mechanical Engineering or related field

  • Professional Engineering License (preferred)

  • Minimum 8–10 years experience in shopping mall / commercial building engineering management

  • Strong hands-on knowledge of MEP systems in retail or mixed-use environment

  • Experience managing engineering budgets and CAPEX projects

  • Strong leadership, analytical and crisis management skills
