Job Description
We are seeking an experienced Head of Mall Operations & Facilities to lead the overall operations, engineering, and facilities management of a large-scale lifestyle destination.
This leadership role is responsible for ensuring operational excellence, maintaining a safe and efficient environment for tenants and visitors, optimizing asset performance, and driving continuous improvements across mall operations. The ideal candidate is a strategic leader with strong technical knowledge, commercial awareness, and proven experience managing retail or commercial properties.
Key Responsibilities
Mall Operations & Facilities Management
- Lead the day-to-day operations of the mall, ensuring smooth, safe, and efficient facility operations.
- Develop and implement operational policies, procedures, and service standards.
- Oversee housekeeping, security, parking, customer service, and overall facility management.
- Ensure high operational standards to enhance customer and tenant experiences.
Engineering & Maintenance
- Oversee maintenance, repair, and upgrades of all building systems, including HVAC, electrical, plumbing, fire protection, and structural facilities.
- Develop preventive maintenance programs to maximize asset reliability and minimize downtime.
- Lead engineering improvement projects, renovations, and capital works from planning through completion.
Asset Management
- Develop and implement asset lifecycle management strategies.
- Monitor facility conditions through regular inspections and asset audits.
- Ensure all assets are properly maintained, documented, and optimized throughout their lifecycle.
Safety & Compliance
- Ensure compliance with all local regulations, building codes, fire safety, and environmental standards.
- Develop and maintain safety policies, emergency response plans, and risk management procedures.
- Coordinate with government authorities and regulatory agencies when required.
Financial & Vendor Management
- Manage operational and engineering budgets while identifying cost-saving opportunities.
- Monitor operational expenses and project costs.
- Manage vendor relationships, negotiate service contracts, and ensure service quality meets company standards.
Project Management
- Lead facility improvement projects, renovations, and operational initiatives.
- Develop project plans, budgets, timelines, and resource allocation.
- Coordinate with internal departments, consultants, contractors, and external vendors to ensure successful project delivery.
Tenant & Stakeholder Management
- Serve as the primary contact for facilities-related tenant matters.
- Build strong relationships with tenants, contractors, and service providers.
- Support leasing and commercial teams by ensuring operational readiness and excellent tenant service.
Leadership
- Lead, mentor, and develop the Operations & Facilities team.
- Drive a culture of operational excellence, accountability, safety, and continuous improvement.
- Monitor KPIs and implement initiatives to improve operational performance and customer satisfaction.
Job Requirements
Requirements
- Bachelor's degree in Engineering, Facilities Management, Business Administration, Property Management, or a related field.
- Minimum 5–7 years of experience in mall operations, facilities management, property management, or commercial real estate.
- Proven experience leading operations and engineering teams within shopping malls, mixed-use developments, retail, or commercial properties.
- Strong understanding of building systems, preventive maintenance, HVAC, electrical, plumbing, fire safety, and engineering best practices.
- Experience managing operational budgets, capital expenditure, and vendor contracts.
- Strong leadership, stakeholder management, and decision-making skills.
- Excellent problem-solving and project management abilities.
- Strong communication skills with the ability to work effectively across multiple functions.
- Customer-focused mindset with a commitment to delivering an exceptional visitor and tenant experience.
Preferred Qualifications
- Master's degree or professional certification in Facilities Management, Engineering, or Property Management is an advantage.
- Experience managing large-scale shopping malls, mixed-use developments, or lifestyle destinations.
- Strong knowledge of regulatory compliance, risk management, and sustainability initiatives.
- Experience driving operational improvements, asset optimization, and cost-efficiency programs.
- Proficiency in English is preferred.
